What you need to know regarding “Recent Sale Prices”: This is raw data taken from various sources including public records and the the local Multiple Listing Service, (MLS). The problem with reliance on this type of data is that you don’t know if the sale prices shown are a true reflection of market value because there are no transaction details. For instance, parents may sell the family home to their adult child for well below market value, or the sale of a home could include an adjacent vacant lot making the sale price higher than it would be for the home alone. If you don’t have these details it is impossible to make an informed evaluation from the selling price alone.
(Mobile Area Sold Data Disclaimer: There is a known issue with this database that sometimes causes the sold data to show as exactly double the actual sale price on some addresses. This issue is being investigated and should be corrected soon.
